The portfolio structure offers investors scale and geographic diversification across two stable, infill submarkets within Greater New Orleans.​

VPG executed a comprehensive value-add program across the portfolio, deploying capital into exterior improvements, interior renovations, and infrastructure upgrades to reposition both communities and unlock embedded rent growth. The disciplined execution of this plan drove the portfolio to full stabilization in Q4 2022.​

A subsequent cash-out refinance allowed VPG to return capital to its partners while holding both income-producing assets for continued performance.
