
Project Overview
The Chalmette Portfolio is a collection of four garden-style apartment communities totaling 288 units in Chalmette, Louisiana, just minutes from downtown New Orleans. Each 72-unit property consists of four residential buildings featuring a mix of one-, two-, and three-bedroom units along with a clubhouse. Of the 288 units, 200 are income-restricted to households earning at or below 30% and 60% of Area Median Income (AMI), while 88 units are unrestricted and leased at market rates. VPG acquired the Properties in February 2026 for $7,906,921 ($27,455 per unit) and assumed $17,143,079 in subordinate CDBG debt and immediately launched a capital improvement initiative focused on upgrading the leasing office, unit interiors, building exteriors, and critical infrastructure. Full stabilization is targeted for Q1 2027, positioning Chalmette Portfolio as a high-quality, mixed-income asset within the Greater New Orleans rental market.
